You will receive:

Assessment of property

• · Thorough initial inspection with recommendation of repairs or improvements to maximize rental value.

Screening and securing of tenants

• · Advertisement of the property through local media and MRIS (Multiple Listing Service).

• · Solicit and extensively screen all prospective tenants utilizing:

            · Credit reports

            · Rental history

            · References

            · Employment records

            · Criminal background checks

            · Complete lease paperwork, using our thorough and detailed 15 page lease,

               which is compliant with all landlord/tenant and legal regulations.

            · Thorough written move-in and move-out inspection as well as semi-annual

               inspections during tenancy.

Collect rents

• · Collect first month’s rent and security deposit

• · Collect rent, pay all agreed upon bills, disburse remaining funds to owner

• · Process evictions, as needed (cost varies and is separate from the Management Agreement)

• · Computer-based billing and recordkeeping system that ensures timely rent notification and collection

• · Initiate court action for late rents

Prepare comprehensive reports

• · Provide monthly itemized statements (includes all rent collected plus costs/receipts for

   maintenance)

• · Develop annual statement for tax purposes

Rehab, repair and maintain property

• · We are licensed contractors (dba US Contractors, LLC) and can handle most repairs, general maintenance, and any improvements, which saves you money.

• · 24/7 availability for emergency repairs

• · Facilitate all insurance claims

• · Obtain and maintain current lead paint certificates and compliance, if applicable

• · Register and remain current with federal, state, and local authorities

Our service is designed to relieve you of all the hassles of managing the property yourself, all for a low monthly percentage of the rent.
